Baldwin Park

Baldwin Park–a charming Midtown community in Savannah, Georgia graced with old-growth shady trees and attractive architecture–was originally the northern portion of the Chatham Crescent neighborhood, which was developed by Harvey Granger of the Chatham Crescent Hotel and Land Company.

Baldwin Park’s southern boundary is Victory Drive (US Highway 80), a divided street with beautiful grass central medians lined with palmettos. Victory Drive was extended and renamed (from Estill Avenue) in 1919 as a memorial to all of the military personnel from Chatham County who died serving their country during World War I; each palmetto is said to represent a local serviceman who made the ultimate sacrifice. Victory Drive extends all the way to Tybee Island.  Baldwin Park’s other boundaries are, roughly, 40th Street to the north, Waters Avenue to the east and Price Street to the west.

Baldwin Park properties still strongly resemble homes in the Ardsley Park and Chatham Crescent neighborhood–located on the south side of Victory Drive. Many Baldwin Park homes reflect architectural trends from Late 19th And Early 20th Century American Movements and Revivals such as Georgian, Edwardian, Greek revival, Traditional, Antebellum, Tudor, Cottage, Arts and Crafts and Late Victorian. Baldwin Park homes and mansions along Victory Drive boast more ornate architecture which is similar to that which is found at great expense and with difficulty within the Ardsley Park neighborhood, but in Baldwin Park, home owners can own similar properties that are marketed with a more modest price.


Interiors of Baldwin Park homes often include desirable details like original plaster walls, high ceilings, oversized windows, ceramic tile accents and hardwood flooring. Homes in the Baldwin Park area are predominantly one- and two-story, single family homes. Some higher-end homes in Baldwin Park come with bonus “carriage houses” that many homeowners convert into business offices, guest houses, bonus rooms or playrooms, personal small event / party venues, workshops, exercise / meditation rooms, musician or artist studios, enclosed car garages, housing for responsible teenage children and adult children still living at home, money-generating rental properties, or multi-use facilities.

It is also possible to find a “fixer upper” in the Baldwin Park area, making this neighborhood a wonderful opportunity for investment, though you will have to search diligently. Most Baldwin Park homes have already undergone renovation or restoration.


Today, Baldwin Park has an active Neighborhood Association and enjoys many activities centered around their neighborhood’s attractive circular public park (which is, unsurprisingly, also called Baldwin Park). Baldwin Park has a strong community feeling and the residents appear to be dedicated to bringing every inch of it back to its original splendor. The Baldwin Park Neighborhood Association was founded in 1976 and is reputed to be one of the most effective problem-solving and advocacy groups in the city. The association enjoys hosting community events such as “mega” yard sales, a monthly outdoor movie night, and oyster roasts.

Residents in Baldwin Park appreciate their convenient central location in the heart of Savannah. Baldwin Park is bounded by palm-tree lined Victory Drive and close to Abercorn, two of Savannah’s major roadway arteries, and Baldwin Park is mere minutes from historic Downtown Savannah and her Business District, as well as being conveniently close to two of Savannah’s three hospitals, Habersham Village Shopping Center, Savannah College of Art and Design and more.  Baldwin Park residents also appreciate easy access to Oglethorpe Mall and a brief, scenic, twenty-minute jaunt to Tybee Island to enjoy the sun, sand, and surf at the beach.
